Buyer representation

What does a buyer's agent actually do? A practical look at the job in Washington

What a buyer's agent does day to day in Washington: consultations, buyer agreements, search, tours, offers, inspections, closing, plus the skills that make someone good at it.

The role in one paragraph

A buyer's agent represents a home buyer: helping them understand the process, find the right home, negotiate a purchase, and get to closing. In Washington, a broker who provides real estate brokerage services to a buyer is generally that buyer's agent unless another relationship has been established, and the relationship comes with legal duties to the client. Day to day, the job is a mix of education, research, logistics, negotiation, and steady communication.

1. Consultation and the buyer agreement

Most relationships start with a consultation: goals, budget, timing, areas, and must-haves. It's also where you explain how you'll work together. Since 2024, Washington's agency law (RCW 18.86) has required a written buyer brokerage services agreement before, or as soon as reasonably practical after, you begin providing services. A good buyer's agent explains the term, the exclusive or nonexclusive choice, limited dual agency, and compensation clearly, without rushing.

You set up searches, watch for new listings, and preview the market. Before a tour, you check the listing details, disclosures, and (for condos and many townhomes) HOA information. During tours, you help clients look past staging: condition, layout, noise, light, parking, and how the home fits their actual life. After each tour, you help them compare.

3. Writing and negotiating offers

This is where skill matters most. You research comparable sales, talk with the listing broker, explain the terms on the purchase agreement forms, and help your client decide on price, earnest money, contingencies, and timing. In competitive situations, you explain the risks and trade-offs of strategies like pre-inspections or escalation terms, so the client makes informed choices. You present the offer and negotiate on their behalf.

4. From mutual acceptance to closing

  • Tracking every deadline in the agreement
  • Coordinating the inspection and helping negotiate any requests
  • Keeping in touch with the lender on appraisal and underwriting
  • Working with escrow and title on documents and signing
  • Keeping the client informed, calm, and prepared for closing day

The skills that make a great buyer's agent

  • Teaching: explaining complex steps simply, especially to first-time buyers
  • Responsiveness: good homes and deadlines don't wait
  • Market knowledge: reading pricing, competition, and condition
  • Negotiation: firm advocacy with a professional, cooperative tone
  • Organization: deadlines, documents, and many moving parts
  • Integrity and fair housing: equal, professional service to every client; describing homes and areas, never steering people toward or away from neighborhoods

The honest challenges

Buyer work can involve evenings and weekends, lost offers, and clients who take time to be ready. Income in real estate is typically commission-based and uneven, especially early on. A team doesn't remove those realities, but training, systems, and a steady source of inquiries can make them much easier to manage.
